Board of Directors’ meetings are held at 10:00 a.m. on the third Thursday of each month in the SaddleBrooke Clubhouse. Work sessions are scheduled monthly at 2:00 PM on Tuesdays nine days prior to Board meetings. Advance notice of all meetings is distributed to Villa homeowners via email, regular mail or in tubes. Meetings may not be scheduled in certain months. Additional meetings may be scheduled with the usual advance notice to Villa owners.

The Annual Meeting of the Owners is the third Monday in February.

VILLAS GENERAL INFORMATION

Please call the appropriate Committee Chairperson for any of the following:

BEES – The Villas Association pays for removal. (Maintenance)

BIRD FEEDERS – Hummingbird feeders are allowed but must be placed inside the rear patio. Seed feeders and other types of solid food feeders are prohibited.

EMERGENCY CONTACT SHEETS – Please complete the enclosed Villa "Resident Emergency Notification Request" for the villas and return it to Liz Foreman (64420). Also please complete the enclosed SaddleBrooke Patrol HOA#1 "Resident Emergency Information Request" and give it to the HOA#1 Office. (Unit Rep Packet)

EQUIPMENT LOAN PROGRAM – Medical (825-4124) and baby (825-6835) equipment is available for loan.

FASCIAS – The Villas Association pays for repair. (Maintenance)

FIRE DEPARTMENT – The Fire Department will change smoke alarm batteries and light bulbs at no cost; however, the owner must provide the batteries and bulbs. Please get the "Vial of Life" form from the Fire Department to keep on the front of your refrigerator for health emergencies. Call 911 for ALL Fire Department emergencies and inquiries.

FISHING – Barbless hook, catch and release fishing is allowed in golf course ponds. Call the golf pro shop (825-2505) to verify specific ponds and times.

FOOD – The SaddleBrooke Club House, 825-3048, and MountainView Club House, 818-1000, have restaurants serving food at various times. Also, SaddleBrooke resident, Eva Harris, 818-6670, will deliver meals Mondays, Wednesdays & Fridays. She also caters parties.. Call for monthly menu and prices.

GARAGE DOORS – For your security, please make sure that your garage door STAYS closed as you come and go from your villa. There have been incidents of snakes, pack rats, coyotes, hummingbirds, scorpions or other insects getting into garages.

GARBAGE, TRASH & RECYCLING – (Owners expense) Contact Waste Management at 744-2600. Store garbage securely and do not leave it out overnight as it will attract wild animals. Recycle bins are located below the RV parking lot and Lago del Oro Water Company office off Ridgeview. There are bins for newspaper, mixed paper, plastic, cardboard and aluminum cans.

GOLF BALL HOLES – The Villas Association repairs periodically. (Maintenance)

GUTTERS - Contact your Maintenance Committee Chairperson for coordination of installation and possible fascia repair. A Villa permit is required. The owner must pay for the gutters, installation, damage and maintenance.

HOA#1 CHARGE CARD - The SaddleBrooke Club House only accepts the SaddleBrooke Charge Card or credit cards, no cash.

INSURANCE – The Villas Association pays for structure and liability coverage. The owner provides coverage for personal items within the villa and coverage for any personal liability The Association’s policy is a comprehensive policy, not "bare walls".

ITEMS OUTSIDE THE VILLA – Plants, furniture, barbecues and other similar items are to be kept on the patio. These items may be placed temporarily (for not more than

24 hours) to the side or rear of the building; they are prohibited during weekly yard maintenance. No extra plantings are allowed in the gravel area. Garden hoses should be neatly coiled and out of sight from the street.

LANDSCAPING – The Association pays for maintaining and replacing landscaping as needed. Contact your Landscpe Committee Chairperson if you have questions. Plants are watered on an automatic drip watering system. Please do not water your plants as extra moisture draws termites. Landscapers trim plants as needed.

LICENSE PLATES – If you are a permanent resident, you will need to change your license plates and driver’s license in a timely manner. The State is assessing heavy fines for non-compliance. Pinal County MVD is located at 190 Redington Rd., San Manuel

PAINTING & REFURBISHING – The Association refurbishes the outside of your villa. This is currently on a seven year schedule. (Maintenance)

PARKING

Villa Garage Parking: Residents and guests are urged to park their vehicles inside their garages. Make sure your garage door is closed after you come and go. There have been incidents of snakes, pack rats, coyotes, hummingbirds, scorpions and other insects and animals getting into garages.

Street Parking: Street parking is not allowed except for temporary loading and unloading. Service, delivery and repair vehicles may be parked on the street as long as the operator is available to move the vehicle in the event of an emergency but not overnight.

Villas Parking Lots: The two Villas parking lots (west and south lots) are for the passenger vehicles of Villas residents and guests. The east Villas parking lot is designated for service, emergency and guest parking (time restrictions apply

Vehicles must be operable and in good condition. Posting a "for sale" sign on a vehicle is prohibited.

Utility type trailers (not designed to carry passengers) are allowed for a maximum of 24 hours.

Recreational vehicles (motor homes, camping trailers, pickup campers, etc.) are permitted in the Villas west and south parking lots for a maximum of three consecutive days and the two nights within any consecutive seven day period. The Robson RV lot has four "guest" RV slots available on a first come basis at no charge with a ten day maximum. There is a $10.00 refundable key deposit. Call 825-3159. Also, there are lots in Catalina. Sleeping in RV’s is not allowed. RV’s should be parked using the minimum amount of parking spaces and in a manner that does not block other vehicles or the lot entrance.

Vehicles in violation of these rules will be ticketed and are subject to towing at the owners expense. Any vehicle that blocks access or poses an obviously dangerous situation (e.g. leaking fuel) is subject to immediate corrective action. The person in charge of the offending vehicle may be subject to penalties if corrective action is not completed within a specified time period.

PEST CONTROL – The Association pays for Home Team Pest Control to spray the outside foundation bi-monthly for pests. Owners can have the inside sprayed at their own expense at the same time. Please call your Maintenance Committee Chairperson to make arrangements.

PETS & WILD ANIMALS – Coyotes and other desert animals (hawks, owls, bobcats, rattlesnakes, mountain lions, poisonous desert toads, etc.) are a severe threat to household pets. Keep pets indoors or leashed under watchfull supervision. Pets must be on a leash when outside your Villa. Pet owners must clean up after their pets.

PHONE BOOK– The SaddleBrooke Phone Directory is the best resource, especially note pages 1-30. Please complete the Unit Rep packet "Phone Book Consent Form" and return it to the SaddleBrooke Clubhouse Office. Your phone number will not be included in the SaddleBrooke Phone Book unless you give written consent.

ROOFS – The Association pays for roof repairs. The villa owner is responsible for

repair and costs of any inside damage. (Maintenance)

SECURITY SCREEN DOORS – The villa owner is required to obtain ALC Permits from both the Villas and HOA#1 and is responsible for all costs and maintenance.

SOCIAL ACTIVITIES – The Villas Social Committee organizes various neighborhood functions, happy hours, luncheons, outings and dinners. Look for event notices in your mail tube.

TERMITES – The Association pays for an annual Treatment Warranty. Volunteer owners do monthly outside only termite inspections. Contact your Termite Committee Chairperson if you notice any termite activity. It is suggested that owners inspect regularly inside for termite activity Owners are responsible for repair and costs of any termite damage.

TV – Channel 2 shows SaddleBrooke ads and activities.

WALKING – There are paths and street lanes for walking, bike riding and golf carts. Ridgeview has a street lane all the way around. Golf cart paths are available to non-golfers only before the first golf tee time Depending on the time of year, the first tee time is at 7:00 AM. 7:30 AM or 8:00 AM. Call the Golf Pro Shop 825-2505 to verify walking times.

WATER VALVE – The Association pays for repair of the water valve between the water meter and the villa. (Maintenance)

WILDLIFE – Do not feed any wild birds and animals (deer, javelina, roadrunners and other wildlife). They attract mountain lions which prey on these species. This is the most common cause of lions losing their fear of humans.

WINDOWS – The Association pays for windows broken by golf balls if the golfer responsible for the breakage does not come forward and assume the cost of replacement.

Call the pro shop to determine the identity of the foursome playing at the approximate time of breakage if no one accepts responsibility. Please contact your Maintenance Committee Chairperson who will arrange repair. FINANCIAL CONTROLS

SaddleBrooke Villas Association No. 20, Inc.

March 2007 Edition

Incorporating Prior Amendments

Check Writing: HOA #1 Controller has possession of the check book. All checks written on Villa bank account requires two signatures: Any combination of the HOA #1 Controller, Villa Treasurer, Villa President or Villa Vice President. The monthly bank statement and General Ledger will be reviewed by the Treasurer.

Reporting: The Treasurer will give an oral report on the current financial position of the Association at each Board meeting. Copies of the past month’s financial report will be distributed to the membership.

Spending Limits: Board members and committee chairs may spend up to $500 for budgeted items pertaining to their area of operation without prior Board approval. Non-budgeted items require prior Board approval.

Payments: Invoices and Requests for Reimbursement will be submitted to the Treasurer or President for approval prior to being forwarded to the HOA #1 Controller for payment.

Water Service Line Repairs: At the February 7, 2002 meeting, the Board of Directors approved a policy of paying for water line repair from the water meter to the villa. Lago del Oro Water Co. is responsible for repairs from the street to the meter

Enforcement of Villas Assessments: The Amended and Restated Declaration of Covenants, Conditions, and Restrictions for SaddleBrooke Villas Association No. 20, Inc., provides for the enforcement of Villas Assessments. Effective March 1, 2007, the following schedule of charges and fees shall apply:

Late Charge and Interest on Delinquent Balances – A late charge of 10% (with a minimum $15.00) of the monthly assessment amount will be charged for payments not received by the 25th day of the month the assessment payment is due. In addition, an interest rate of 12% per annum will be charged for all delinquent amounts, including any late charges, plus collection expenses incurred by the Association.

Filing of Notice and Claim of Lien – In the event of delinquency, the Villas Association Board of Directors may cause a lien to be filed with the County Recorder. In such event, the delinquent member shall be responsible for legal expenses, collection costs, and other fees related to the lien filing.

Bank Charges for Returned Checks – Villas Association Members shall reimburse the Association for any bank charges resulting to the Association from returned checks given in payment of Association assessments, or other obligations.
